Our Story
A Family Business Built on Real Experience

Tinevio  was not created as a property management company.

It began as a family investment.

In 2013, our family purchased an apartment in Sofia with one simple goal: to build a secure long-term investment. The property had excellent potential, but it required a complete renovation before it could generate income.

After renovating and furnishing the apartment, we rented it on a traditional long-term tenancy. During the first year everything appeared successful, but when the tenant moved out, we faced an unexpected reality. The apartment required significant repairs, refurbishment and replacement of furniture. A large proportion of the year's rental income disappeared into restoring the property.

That experience taught us a lesson that many property owners discover too late:

Profit is not determined by rental income alone. Profit depends on how a property is managed.

Rethinking the Investment

Instead of repeating the same cycle, we chose a different direction.

We completely redesigned our strategy and entered the short-term rental market through Airbnb and Booking.com, while keeping full control of every aspect of the property ourselves.

We managed the pricing.

We communicated directly with guests.

We organized cleaning and maintenance.

We monitored occupancy and costs.

We analyzed every booking.

We treated the apartment not simply as real estate, but as a professionally managed business.

That decision changed everything.

More Than Five Years of Practical Experience

For more than five years, our apartment has been successfully operated as a professionally managed short-term rental in Sofia.

During that time, we have continuously refined our operating system.

We learned how to:

select the right apartment for investment;
furnish efficiently without unnecessary expense;
optimize occupancy throughout the year;
improve the guest experience;
reduce operating costs;
coordinate maintenance before problems become expensive;
protect both the condition and long-term value of the property.

Most importantly, we learned what not to do.

Every process we use today has first been tested through our own investment.

Nothing on this website is based on theory.
